Seller's Broker     

     Listing your property with a large commercial brokerage will not make you any more profit from the sale. Your property will not sell faster, or at a higher price. The market determines these things. Choosing a seller's broker is a process of finding someone that will do a good job in managing all aspects of the sale for you.  Properly marketing the property is also critical. Most of the larger brokerages are using your property to market the company, instead of the other way around. Don't be fooled by the advertising you see for these companies, they don't sell properties any faster or higher. I also maintain a database of properties and owners that is very useful for marketing. Monthly mailings to these folks maintains my presence there as well. Likewise, I have a network of active investors who are looking for suitable property to buy.  

     Don't be fooled by slick sales pitches from brokers who promise you a high price for your property. Always ask to see a list of comparable sales that support that price. I will give you a fair assessment of your property's market value and a projected sale price that is reasonable and likely to succeed.
